A Dubai based consultancy shaping marina, waterfront, hospitality, horseracing and lifestyle destinations of the highest order across the Gulf and Europe, guided throughout by an abiding sense of British and Italian style.
CRI Studio is the consultancy platform of Chris R. Integlia, an architecturally trained development professional whose career, spanning more than two decades, has taken in marina and waterfront schemes, hospitality and hotels, racecourses and equestrian facilities, retail, beach clubs, resorts and F&B concepts across the Gulf and Europe.
Raised between Britain and Italy, Chris brings a natural fluency in the two great traditions of European taste: British precision, heritage and understatement, set alongside Italian elegance, warmth and sensibility. This dual grounding, together with a lifelong immersion in fashion, art, culture, tradition and sport, informs the character of every project undertaken.
Working alongside institutional developers, hospitality operators, racecourse authorities and international consortium partners, CRI Studio translates ambition into feasibility, masterplan coordination and delivery ready proposals, always attentive to the finer points of style that separate a good destination from a truly memorable one.
Masterplanning and technical delivery for marina villages, yacht clubs and waterfront destinations of distinction.
Concept development and delivery oversight for hotels and branded residences, informed by a genuine understanding of hospitality as an art of welcome.
Racecourse and equestrian facility development, drawing upon a lifelong immersion in the traditions, pedigree and pageantry of the turf.
Retail placemaking that gives a destination its rhythm, curated with the same discernment applied to fine tailoring and heritage craft.
Concept design and operational planning for beach clubs and resorts, balancing relaxed sophistication with commercial rigour.
Culinary and dining concepts developed from first principles, reflecting an enduring appetite for fine food, wine and considered hospitality.
Private residences and villa developments conceived with the same discretion, craftsmanship and attention to detail as our finest hospitality work.
We create platforms for marinas, waterfront masterplans, hotels and hospitality components. We do this by strategising and envisioning for those industries, whether a new project or the reimagining of an existing one, with the goal of creating something credible, distinctive and built to last.
Property developers, governments, investment funds, tourism boards, racecourse authorities, hotel owners and groups and the wider F&B, wellness and retail industry.
Feasibility and strategic positioning, masterplan and design coordination, brand identity and creative direction, on a corporate, masterplan and product level.
New lifestyle destinations from vision to inception and enhanced or transformed underperforming assets.

Most people see the tip: the masterplans, the marina layouts, the sub-consultant deliverables. What sits below the waterline is where the real capacity lives, market reading across the GCC and Europe, investment logic that shapes a brief before a single line is drawn and the commercial structuring that turns a concept into a fundable project. That is the service: strategic thinking applied to waterfront and maritime development, not just design executed on request. The visible work only holds up because of what is underneath it.

A strong concept only earns its form once the strategy beneath it is settled. Massing, orientation and the relationship between water, vessel and public realm all follow from decisions made earlier: what the site needs to achieve commercially, how movement and berthing logic shape the plan and what the market actually values in a waterfront destination. Skipping that groundwork produces buildings that look resolved but perform poorly once tested against operations, investment return, or planning scrutiny. Design that lasts is design that can trace every gesture back to a defined strategic foundation, so the concept is not just an image, it is the visible expression of a decision already made.

A project succeeds when every layer speaks the same language before a single render is produced. Brand strategy sets that language first: who the place is for, what it stands for and how that identity should feel the moment someone arrives. From there, the architecture, interiors, art, activities and programming stop being separate disciplines and become one continuous expression of the same idea, so a visitor moves through a sequence that already knows who they are. That coherence is not decorative, it is the objective. A defined brand experience, carried consistently across every touchpoint of the development, is what turns a well built project into a place with genuine sense of place and lasting harmony.
Large scale developments rarely fail for want of talent. They fail for want of coordination. CRI Studio offers a Client Representative service, standing on behalf of the client to create, oversee and drive the project, holding architecture, engineering, hospitality operations, brand and marketing to one holistic, open eyed standard.
Protecting the original design intent and brand ambition from first concept through to final handover.
Aligning architects, engineers, contractors, operators and creative partners around a single, holistic outcome.
Safeguarding budget, programme and quality in equal measure, so that value is never quietly traded away.
Bringing an informed, outside perspective that notices what any single specialist, working alone, might miss.
Sustainability, in our view, is not a certificate appended at the end of a project but a discipline applied from the first site appraisal onward. CRI Studio approaches sustainable development across three dimensions: environmental stewardship, cultural continuity and commercial resilience, so that a destination remains relevant, responsible and profitable for decades rather than seasons.
Coastal, marine and landscape strategies that work with a site's natural systems rather than against them.
Design and programming that respects local tradition and craft rather than importing an identity wholesale.
Masterplans and operating models conceived to remain viable well beyond the first cycle of investment.
Destinations that contribute genuinely to the communities and economies that host them.
Every destination worth visiting begins as a story worth telling. CRI Studio's approach moves through four stages, each carrying that story forward from ambition to lived experience and each measured against a clear business goal rather than aesthetic preference alone.
I draw inspiration and the deep responsibility that accompanies it, from His Majesty King Charles III, who places harmony at the heart of all things. Harmony is the foundation of the balance that matters most to our well-being and to our planet. This is my ethos and it guides the vision and process behind everything I design and create.
Chris R. Integlia, Founder
Understanding the site, the market and the client's true ambition before a single line is drawn.
Establishing the business case, feasibility and strategic positioning that will carry the project through to funding and approval.
Coordinating architecture, brand and guest experience into one coherent, holistic vision.
Overseeing execution with the same rigour applied at concept stage, protecting value at every milestone.
Challenge: A permanently moored 1967 ocean liner is not a building. Every wall, riser and corridor sits inside a fixed steel hull never designed for hotel life and any new circulation, MEP or structural intervention has to be threaded through original watertight compartments without compromising the vessel's heritage character.
Approach: Led total concept design and development across interiors and exteriors, MEP, structural and space planning, circulation, brand identity and F&B, working every stage from concept through to completion and opening under PCFC.
Outcome: 746 hotel rooms across the original decks, 8 restaurants and bars run from 3 kitchens, a spa, cinema and over 3,000m² of combined indoor and outdoor event space, carrying a heritage asset into a fully operating, award winning hotel and resort.
Challenge: Planning the safe relocation of a vessel of the QE2's scale and significance to a new berth at The World Islands, Dubai.
Approach: Led total concept, development and delivery of the relocation strategy, coordinating marine, engineering and masterplanning considerations into a single feasible plan.
Outcome: A clear, deliverable case study in relocating a landmark hospitality asset without compromising its heritage or commercial value.
Challenge: Creating a VIP hospitality experience within a major live entertainment venue, distinct in character from the arena bowl itself.
Approach: Led total concept, development and delivery of the lounge, from spatial design through to brand led finishes and guest flow.
Outcome: A dedicated premium environment that gives the venue's highest tier guests a considered experience of their own.
